Planning permit to subdivide land
You always need a planning permit to subdivide land.
You should first apply for a planning permit to build the houses, and then apply for a planning permit to subdivide the land in line with the approved layout of the houses if your land:
- is in a residential zone and,
- the proposed new lots will be less than 300 square metres in area.
It is much more complex and time consuming to apply to subdivide your land before you have an planning permit approved for the new houses.
Residential Subdivision applications are assessed under clause 56 of the Moreland Planning Scheme.
Before you apply for a subdivision you should get a suitably qualified professional like a Planning Consultant or Land Surveyor to help you with the application.
