Erosion Management Overlay
About the Erosion Management Overlay (EMO) and Amendment C83
Amendment C83 to the Moreland Planning Scheme seeks to apply an Erosion Management Overlay (EMO) to approximately 2,400 properties within Moreland. The properties have been identified by geotechnical experts as being susceptible to erosion, landslip or other land degradation processes if subjected to inappropriate development.
The Erosion Management Overlay (EMO) will require a planning permit be obtained prior to certain new buildings or works being undertaken. A condition of any planning permit will require expert geotechnical advice regarding the appropriate design of any buildings and works to ensure the risk of erosion or landslide is acceptable. It is important to note that the Erosion Management Overlay (EMO) will not have any retrospective application and therefore will not apply to existing buildings or works on land.
The amendment was placed on public exhibition from Thursday 23 February to Friday 30 March.
Submissions to the Amendment are currently being considered by Council Officers.
